Who needs to fill out an application?
All tenants must be 18+ years or older must apply and provide photo ID. The non-refundable application fee is $100 per adult.

Yes. The application fee is $100 per adult (18 and older). Please note that application fees are non-refundable, as they cover the cost of processing and screening each applicant.

How long does the application process take?
The application process is usually quick — it can take just a few hours, but in some cases may take up to 2 business days, depending on the situation and how quickly all required information is provided.

What are income and credit requirements to qualify?
We require a minimum credit score of 650 or higher. For income, applicants must show at least 3x the monthly rent if applying individually, or a combined household income of 3.5x the monthly rent if applying with multiple applicants.

Do you run background checks?
Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history. If you have any concerns about what may be on the background check, please discuss this with us prior to paying for the rental application.

How long does the leasing process take before I can move in?
The leasing process typically takes 10–14 days. Please allow this amount of time before expecting to receive keys.

Do you require a security deposit?
Yes, we require a security deposit equal to one month’s rent; however, for certain furnished properties, the security deposit may be higher.

How long is the lease term?
Leases normally run for one year, sometimes with an option to renew. Depending on the property owner, they may be able to work with you on different longer or shorter lease terms.

Can my lease start on any day of the week?
A lease must start on a weekday (not Saturday or Sunday) and cannot begin on a national holiday.

Do you allow pets?
Pet approval depends on the property owner. If pets are permitted, all pets must be pre-approved by management prior to move-in. There is a $400 non-refundable pet fee per pet.
We also require the following information on file for each pet: Pet’s name, Type (dog, cat, etc.), Breed (mixed breeds must be listed as well), Age, Weight, Color/markings, and

Do you require renters insurance?
Renter’s insurance required: $100,000 liability minimum with STB Management listed as ‘additional interest.’ Proof required before keys are released.

When is rent due, and when is it considered late?
Rent is due on the 1st of each month and can be conveniently paid through the DoorLoop Tenant Portal. If rent is not received by the 5th of the month, it is considered late and late fees may apply.

When can I pick up my keys?
Keys are released only on the day of move-in. Early key pickup is not allowed. Please note that access keys, mail keys, or FOBs may need to be obtained from the HOA at the tenant’s expense, unless otherwise agreed to in writing.

Are there any mandatory move-out charges?
Mandatory move-out charges include cleaning, carpet cleaning, and rekeying (at market rate).
