Yes, we are currently accepting new landlords and rental properties. However, we schedule a consultation first to learn more about your property types, age, location, and your experience as a landlord. This helps us ensure we can provide the best management plan for your investment.

We have been managing residential properties since 2011 in the Greater Tampa Bay area, providing experienced and professional management services to local landlords.

What types of properties do you manage?
We manage residential single-family homes, townhouses, and condominiums, as well as small multi-family properties with 2–4 units.

What is your management fee?
Our management fee varies depending on factors such as property type, age of the building, asset class, number of properties under management, and market segment. We discuss fees in detail once we learn more about your property and investment goals to ensure a tailored management plan.

Do you handle lease agreements and renewals?
Yes. We handle all lease agreements and renewals using a real estate attorney’s office—the #1 lease distributor in Florida—specializing in Landlord-Tenant laws to ensure compliance and protect your investment.

How often will I receive distributions, and how are they made?
Rent is processed and distributed to owners on or around the 15th of each month via electronic payment for your convenience.

Do you coordinate repairs and maintenance?
Yes. We handle all repairs and maintenance for your property and work with a list of trusted, pre-approved vendors whom we have successfully used in the past to ensure quality and reliability.

What responsibilities do I still have as the property owner?
As the landlord, you are responsible for maintaining hazard, liability, and flood insurance on the property at all times. You are also responsible for all condo, HOA, or special assessment payments, as well as property taxes and mortgage payments.
